First — lake or beach?

Tap one below to see just those options. Our family is split between Charleston, SC and Columbus, OH, so every spot shows both drive times. Then pick a July week and tap See homes to browse rentals big enough for all 20 of us. A lot of hosts already have next July open — those are the ones worth grabbing early.

📅 Browsing homes for:

Lakes are the fairest on drive time for both cities — sorted with the best midpoints first. All of these have big-group homes and pontoons that deliver right to your dock.

Smith Mountain Lake, VA ⭐

🚗 Charleston ~5h🚗 Columbus ~6h

A near-perfect midpoint between both cities, near Roanoke. Quiet no-wake coves for easy kid swimming, 500 miles of shoreline, and Bridgewater Plaza for the little ones. This one's fully scouted — see the deep dive below.

Lake Anna, VA

🚗 Charleston ~7h🚗 Columbus ~7h

The one their parents mentioned — central VA near Fredericksburg, and dead-even for both families. Its famous "private side" stays bath-warm all summer (a plant keeps it warm), which the kids love. Big lake homes that sleep 20 are plentiful — think 8–11 bedroom estates with private beaches and docks.

The family usually does a beach trip (hey, Outer Banks 👋). Every search here is locked to a private pool (non-negotiable) and 8+ bedrooms. Heads-up: the beach is a longer haul for the Columbus half — both drive times are on each card so you can weigh it.

Where we'll stay

The goal: one waterfront home big enough for everyone, with a real dock for the pontoon, easy swimming for the kids, and enough to do that a rainy afternoon is still a blast.

🎯 Right-sized for us: we're 20 — 10 adults (4 couples + 2 singles) and 10 kids (ages 1–12). Target: a home with at least 8 bedrooms that sleeps 20, ideally a bunk room for the kids and space for a pack-n-play. We don't need a mega-mansion — a right-sized 8-bedroom home is the sweet spot and costs a lot less.
🎯 The home we're hunting for

One big waterfront house — sleeps all 20

Target: 8+ real bedrooms on a quiet no-wake cove (calm water = safe, easy kid swimming), a dock that fits a 26 ft pontoon, and enough indoors to make a rainy afternoon fun.

🛏️ Bunk room for the kids 🍼 Space for a pack-n-play 🏊 Pool or gentle-entry swim 🕹️ Game / rec room 🔥 Hot tub + fire pit ❄️ Central A/C 🚤 Swim dock + floats 🅿️ Parking for the crew

Our target is around $15k/week for the house — up to ~$20k only if it's absolutely perfect. Big, fun, waterfront, right-sized for us. No need for the ultra-luxury mega-homes.

These searches are pre-tuned to waterfront + big-group + dock — tap to browse live listings and prices open for our dates:

✅ Check this on every house

  • Dock fits a 26 ft pontoon — ask slip/lift length & water depth
  • Quiet / no-wake cove — calmer water = safer kid swimming
  • Gentle-entry swim area or a swim dock with a ladder & floats
  • Enough real bedrooms (not sofa-sleepers) for our headcount
  • Bunk room(s) — kids love them and it frees up the suites
  • Central A/C — Virginia July is hot & humid
  • Game room / pool / hot tub for the rainy-afternoon save
  • Parking for however many cars the family brings

💡 The smart-money move

One large house split across families almost always beats a cluster of hotels or small cabins — and everyone's actually together.

  • Book as early as windows open — the best July homes go fast (many 2027 weeks aren't listed yet, so grab the hosts who are)
  • Ask about weekly rates & repeat-guest discounts — they're common
  • Confirm what's included (linens, kayaks, paddleboards, boat lift)
  • Get the cancellation policy in writing before deposits
On the Water

The pontoon & dock

A 26 ft pontoon is the sweet spot — big enough for a crowd, great for tubing, swim stops and sunset cruises. Best part: they'll deliver it right to the house dock and pick it up, so no ramps or trailering.

🚤 Rent & deliver to your dock

Before you book the boat

  • Confirm the house dock holds a 26 footer (length + depth)
  • Ask about tube/wakeboard add-ons and kid-size life jackets
  • Check fuel policy and whether a driver/orientation is included
  • Reserve early — summer pontoons sell out at SML
  • Grab a couple paddleboards/kayaks for lazy cove mornings
Eat & Treats

Where to eat (and get ice cream)

🍽️ Waterfront & boat-up dining

  • The Landing — SML's top waterfront fine dining; boat-up slips to dock & dine.
  • Mitchell's — waterfront pizzeria, tiki bar, big patio, live music Fridays.
  • Heath's Waterfront Grill — Mariner's Landing; every seat has a water view, casual family fare.
  • Drifter's — Crystal Shores Marina; family-friendly burgers/pizza/seafood, live music.
  • Jake's Place — Halesford Harbour; family-owned, weekend breakfast Fri–Sun.

🍦 Ice cream (a must)

  • Homestead Creamery — award-winning local dairy; some of the best around.
  • The Ice Cream Cottage — Bridgewater Plaza; hand-dipped Hershey's.
  • 🚤 The Ice Cream Boat — brings drumsticks & sandwiches right to your dock, Memorial Day–Labor Day. Track it live! findtheicecreamboat.com ↗

Put the Ice Cream Boat tracker on someone's phone — the kids lose their minds when it pulls up to the dock. 🍦

Off the Boat

Things to do with the whole crew

🎡 Bridgewater Plaza

The hub at Hales Ford Bridge: arcade, mini golf 15 ft over the water, movie theatre, rock wall, bungee trampoline, carnival games & ice cream.

Don't miss: feed the giant carp, $1/bag (benefits Make-A-Wish).

🏖️ SML State Park

Swimming beach, easy hiking trails, and kayak/canoe/paddleboard rentals — a great low-key day for the little ones.

⛳ More mini golf & fun

Westlake Safari Mini Golf and Hot Shots Family Fun Center (Rt 122) for extra rainy-day and evening options.

🌊 On-the-water musts

Tubing & wakeboarding behind the pontoon · a whole-family sunset cruise · anchoring in a quiet cove for a swim · float mats off the dock · early-morning paddleboard on glassy water · fireworks if a marina hosts them reunion week.

Orange Beach & Gulf Shores, ALOur beach pick · ~8h Charleston · ~10h Columbus
If we go Gulf

The best Gulf pick for our crew — calm, bath-warm water for the little ones, huge pool homes that sleep 20 at real value, and a week's worth of family fun. And a much smoother drive than the Corolla haul.

🎯 What to lock in: an 8+ bedroom Gulf-front (or 2nd-row) home that sleeps 20 with a private pool (mandatory) — bonus points for an elevator (huge with grandparents + a week of beach gear), a bunk room for the kids, and a spot for the pack-n-play.

🏠 The homes

Browse 8+ BR pool homes (live)

Pre-filtered to sleeps-20, 8+ bedrooms, private pool, for your chosen July week:

See 8+ BR pool homes ↗

Local big-group specialists — often bigger homes and better rates than the apps, with wide 2027 availability:

  • Harris Vacations — large-group Gulf Shores / Orange Beach / Fort Morgan homes, private & heated pools. large-groups ↗
  • Brett/Robinson — Gulf-front houses sleeping up to 20, managed since 1975. brett-robinson.com ↗
  • Prickett Properties — specializes in huge groups (their biggest sleeps 23 BR). prickettproperties.com ↗

✅ Check on every house

  • Private pool (heated is a bonus for cooler evenings)
  • Sleeps 20 in real beds — 8+ bedrooms, ideally a bunk room
  • Gulf-front vs 2nd-row — front = steps to the sand (worth it with littles); 2nd-row = cheaper
  • Elevator — a lifesaver with strollers, grandparents & gear
  • Enough parking for the whole caravan
  • Beach chairs/umbrella setup included? Many big homes add it

🌊 Water & on the Gulf

  • The beach — soft white sand, calm shallow surf; about as toddler-friendly as beaches get.
  • Dolphin cruises — easy, kid-favorite; several depart the Orange Beach marinas.
  • Pontoon & jet-ski rentals — on the calm back bays (Terry Cove / Wolf Bay) — fun without ocean chop.
  • Gulf State Park Pier — fishing + a gorgeous sunset walk.

🎡 Rainy-day / evening fun

  • The Wharf — giant SkyWheel Ferris wheel, arcade, shops, dining, nightly laser show.
  • Waterville USA — water park + amusement rides (Gulf Shores).
  • The Track / Adventure Island — go-karts, mini golf, ropes, arcade.
  • Alabama Gulf Coast Zoo — small & very kid-friendly.

🍽️ Eat & treats

LuLu's (Lucy Buffett's — huge kids' play area & sandbox) · The Hangout (foam parties, right on the sand) · Cosmo's & Cobalt (nicer dinners with views) · Fisher's at Orange Beach Marina (upstairs = the special night) · Tacky Jack's / Doc's Seafood (casual local). Grab cones at The Wharf. 🍦

The Money

Split it & it's doable

A big number gets a lot smaller divided across families. Punch in a house price and how many families are splitting it:

Trip total ≈ $21,800

Ballpark ranges (2027)

  • Our target — comfortable big home — ~$12k–$16k / week
  • Stretch, only if it's perfect — ~$16k–$20k / week
  • 26 ft pontoon (lake trips) — ~$2k–$3.5k / week delivered
  • Food + activities — varies; groceries + a few meals out
